Middletown Township, NJ
Electronic accelerated tax sale on Real Auction, Dec 17 — guaranteed funds only after Nov 10
The Township of Middletown in Monmouth County will hold its 2026 accelerated tax sale electronically on December 17, 2026, through Real Auction at middletown.newjerseytaxsale.com. New Jersey requires every municipality to hold at least one tax sale a year; an accelerated sale is held before year-end for the current year's unpaid charges instead of waiting for the following year. Delinquent sewer charges will be sold too. From 3:45 p.m. on November 10, owners can only clear their taxes with guaranteed funds — attorney trust check, title company check, cashier's check or money order — the township's card and ACH options shut off, and any other check is returned. Each delinquency also picks up a 2% cost of sale (minimum $15, maximum $100) and a $25 fee for each of two scheduled mailings, so after November 10 the amount due is the delinquent taxes plus interest, cost of sale and mailing fees.
What's sold is a tax sale certificate. Bidders compete by bidding the interest rate down from New Jersey's 18% cap and, once it reaches zero, by offering a cash premium that the municipality holds without interest and returns only if the certificate is redeemed (N.J.S.A. 54:5-32, 54:5-33). The township's own warning is blunt: a tax lien does not give you possession of the property or the right to trespass on it — that only comes through foreclosure, which a private certificate holder can generally start two years after the sale (N.J.S.A. 54:5-86), and the owner keeps the right to redeem until a court judgment bars it. Registration, training, bidding and deposits are all handled by Real Auction's customer service (954-734-7401 or 877-361-7325), not by the township.
New Jersey rules at a glance
New Jersey combines an 18% statutory cap with premium bidding (N.J.S.A. 54:5-32): once the rate is bid below 1% or to zero, bidders compete with a cash premium that the municipality holds without interest and returns only on redemption (§ 54:5-33). A private holder can file to foreclose two years after the sale (§ 54:5-86).

Property & tax profile
The median homeowner in Middletown Township pays $10,000+ a year in property tax — close to the New Jersey median of $9,590 (U.S.: $3,119). That is roughly what a typical home here owes after one missed year — about the face value of a one-year certificate, before interest, fees and any premium. Homes with a mortgage pay a median of $10,000+; homes owned outright, $9,891.
On a home with a mortgage, the lender has its own reason to pay a delinquent tax bill: the tax lien outranks the mortgage, and a tax deed can wipe out the loan. On a home owned outright, nobody but the owner — or the heirs — has that reason. In Middletown Township, 32.8% of owner-occupied homes are owned outright (New Jersey: 36.1%, U.S.: 39.4%). That is less than the state as a whole: more of the delinquent bills here sit on mortgaged homes, where the lender often steps in.
1.7% of all housing units in Middletown Township are vacant. The figure that matters for a lien buyer is the Census “other vacant” category — not for rent, not for sale, not a holiday home, but a catch-all that includes foreclosures, homes held up by legal proceedings or family reasons, homes needing repairs, and abandoned ones. Here it is 0.8% of all units (New Jersey: 1.9%, U.S.: 3.6%). That is below the state rate: fewer empty properties on the list than elsewhere in New Jersey.
Half of the homes in Middletown Township were built in or before 1970 (New Jersey: in or before 1970).
