Tax lien & tax deed sales in December 2026

20 county tax sales in nine states are on our calendar in December 2026: one tax lien certificate sale, 12 tax deed sales and seven redeemable-deed sales. Washingtonhas the most (6). The busiest day isTuesday, December 1, with six sales.

On top of those, Texas has a statewide sale day on Tuesday, December 1 and South Dakota has a statewide sale day on Monday, December 21 — set by statute for every county that has property to sell, listed separately below.

Every date was read on the county's own page, or on the auction platform the county links to, and each row links to that source and says when we checked it. Sales get postponed, cancelled or moved online, so confirm there before you register, travel or wire money.

What to check before you bid

Registration, deposit and payment rules the counties publish for the December 2026 sales, as their own pages state them:

  1. Get the final list, not the first one. Owners can pay until shortly before the sale, so parcels drop off the list right up to the day.
  2. Register before the county's cut-off. Several sales above close registration days before bidding starts.
  3. Have the right money, in the right form. Deposits, certified funds or wires, and how fast the balance is due differ for every sale; the county's terms are the only version that counts.
  4. Research the property behind the parcel number — occupancy, other liens, condition and access. Our checklist: how to research a property before a tax sale.

Tax lien certificate sales — New Jersey: you buy the unpaid tax, not the property. If the owner pays, you get your money back plus the state's rate or penalty; only if nobody redeems within the redemption period can the holder move toward a deed.

Tax deed sales — California, Florida, Pennsylvania and Washington: the property itself is sold. The balance is usually due within hours or days, the deed usually comes without a title warranty, and whether the former owner can still redeem after the sale depends on the state — see the redemption column above.

Redeemable-deed sales — Georgia, South Carolina, Tennessee and Texas: the bidder gets a deed, but the former owner can buy the property back within the state's redemption period by paying the bid plus a statutory premium or interest — so the winning bidder may end up with that return instead of the property.

More on how these work: tax lien vs. tax deed, how a tax deed auction works, how online tax sale auctions work and why a tax deed isn't clean title yet.
