Online tax foreclosure auction via Bid4Assets, 8 a.m. — unsold parcels re-offered Dec 16

Spokane County holds its once-a-year real property tax foreclosure auction online through Bid4Assets on December 7 at 8:00 a.m., with any unsold parcels re-offered December 16 from 8 a.m. to noon. Only real property that's three or more years delinquent on taxes reaches this sale, and each parcel's minimum bid is set to cover all back taxes, interest, penalties, recording, and foreclosure costs. Last year's sale was small — six parcels offered, five sold above the minimum.

Washington isn't a tax lien state and the county issues no certificates: the winning bidder receives a Treasurer's Deed directly, with no express or implied warranty as to title, zoning, lot status, or condition. There's no post-sale redemption window for an adult former owner — under RCW 84.64.070 the property can be redeemed only up to the close of business the day before the sale. The narrow exception is a former owner who was a minor or legally incompetent, who gets up to three years after the sale to redeem, plus the reasonable value of any good-faith improvements.

Before you bid: Deposits are placed as a hold on your card when you bid on Bid4Assets, and the amount scales with each parcel's minimum bid. The county lists the date as tentative — confirm the current parcel list, deposit terms, and that December 7 hasn't shifted with the Spokane County Treasurer's foreclosure office (509-477-2073, [email protected]) before bidding.
