Delta County
Colorado · Upcoming sale ·
Delta County, Colorado holds its tax lien sale online on the first Thursday in November, which in 2026 is November 5, starting at 8:00 a.m. Mountain Time on Zeus Auction. The registration window is short, one week from October 23 to October 30, and late registrations are not accepted. On October 16 the Zeus listing showed 301 liens; certificates earn 13% a year from November.
One week to register
Douglas, Park and Pueblo counties open registration about three weeks before their sales. Delta opens it for one week, October 23 to October 30, 2026, roughly two weeks before the sale, and states that no late registrations will be allowed. You join the auction system at zeusauction.com once, then register for the Delta sale itself, because each county has its own rules.
Delta asks for two forms, both signed electronically: the IRS W-9 and the county's Tax Sale Registration & Declaration of Statutory Compliance. What you enter is used to prepare the Certificates of Purchase, and no changes are allowed afterwards. One difference from neighbouring counties: Delta will issue a certificate in a name other than the one on the W-9 if you fill in the "Name on Certificate" area of the Declaration form.
SRI forwards each registration to the Delta County Treasurer, and the Treasurer and SRI approve the bidder. The Zeus listing marks this sale as approval required, so a registration filed on October 30 may not be cleared in time if anything is missing. You also enter a checking account, which is debited for whatever you win.
Sale day: random batches, then an unsold batch
Liens are split into random batches. Bidding opens at 8:00 a.m. MT; the first batch closes at 11:00 a.m. and another closes every 30 minutes until all the original batches are done. Liens that drew no bid are gathered into a final batch that closes at 3:00 p.m. Each certificate shows its own closing time.
Owners can pay up to two days before the sale; postmarks are not accepted. On sale day the listed amounts go up to include the Certificate of Purchase and auction fees. The increment is $1.00, the first bid is the amount shown on the listing, and you can place a confidential proxy bid that the system raises by $1 against competing bids up to your maximum. Once placed, a bid cannot be lowered or cancelled.
Delta defines the premium in so many words: whatever you bid over the starting amount is not part of the delinquency, so it is not part of your lien, and it is not returned if the parcel redeems.
Paying, and what happens if you do not
Payment is by ACH only, from the account used at registration, submitted as soon as practical after the sale closes. Results stay visible for at least five days after closing. A high bidder who fails to pay loses the lien and, Delta adds, is barred from bidding on the site for up to five years, per C.R.S. 39-11-116. A rejected payment can also cancel the bid.
Liens not sold by the close are struck off to the county. Delta lists those properties on its website and posts them in the Treasurer's office at 501 Palmer Street, Suite 202, Delta.
Interest, multiple owners and account types
Interest begins in November 2026 at 13% per annum, the rate set for 2026 under C.R.S. 39-12-103. Delta keeps all Certificates of Purchase electronically and emails each buyer a list of the liens bought.
Two details are specific to Delta's rules. If the property has several owners and the deed states each owner's percentage, you may receive part of your investment back when one owner redeems their share, rather than all at once. And the account prefix tells you what you are bidding on: R for real property, M for manufactured homes and N for mineral rights. A lien on a severed mineral interest is a very different asset from a lien on a house.
Delta's rules also restate the 2026 change to lien life: liens issued before January 1, 2026 are cancelled 15 years after issue unless held by a public entity, while liens bought after that date are cancelled after seven years (C.R.S. 39-11-148, as amended by Senate Bill 26-144). Deed application procedures are available from the Treasurer at 970-874-2135; under the new law an application leads to a public auction rather than a deed to the lienholder.
Three ways people lose money here
1. Missing the one-week window
Registration is open only October 23–30. No late registrations.
2. Bidding on an N account by mistake
Account numbers starting with N are mineral rights, M are manufactured homes, R are real property.
3. Skipping a failed ACH
Non-payment can bar you from bidding on the site for up to five years.

County snapshot
Delta County has grown 3.7% since 2020 and still shows positive net migration (636 people in 2024). Demand for housing usually means owners redeem rather than walk away — good for the interest, less good if you were hoping to take the deed.
By population, Delta County is the 18th largest of Colorado's 64 counties. It has grown faster than the state average (+1.9% across Colorado), so competition at the auction is likely to be heavier here than in the quieter counties. Of the 2024 change, 636 came from people moving in and 177 from deaths outnumbering births.

Property & tax profile
The median homeowner in Delta County pays $1,068 a year in property tax — below the Colorado median of $2,602 (U.S.: $3,119). That is roughly what a typical home here owes after one missed year — about the face value of a one-year certificate, before interest, fees and any premium. Homes with a mortgage pay a median of $1,065; homes owned outright, $1,072.
On a home with a mortgage, the lender has its own reason to pay a delinquent tax bill: the tax lien outranks the mortgage, and a tax deed can wipe out the loan. On a home owned outright, nobody but the owner — or the heirs — has that reason. In Delta County, 48.3% of owner-occupied homes are owned outright (Colorado: 30.6%, U.S.: 39.4%). That is more than the state as a whole, so a larger share of the delinquent bills here have no lender behind them.
13.8% of all housing units in Delta County are vacant. The figure that matters for a lien buyer is the Census “other vacant” category — not for rent, not for sale, not a holiday home, but a catch-all that includes foreclosures, homes held up by legal proceedings or family reasons, homes needing repairs, and abandoned ones. Here it is 6.2% of all units (Colorado: 1.7%, U.S.: 3.6%). That is above the state rate, so expect more empty properties on the delinquent list: the ones least likely to redeem, and the most likely to need work if the deed ends up yours. Drive by before you bid.
Half of the homes in Delta County were built in or before 1979 (Colorado: in or before 1988). The typical tax bill is 1.8% of the median household income of $57,774 (Colorado: 2.7%).
