Florida tax deed sales calendar by county (2026)
30 upcoming Florida county tax sales are on our calendar, from Wednesday, October 14 to December 17, 2026: 30 tax deed sales, in 13 counties.
Each date was read on the county's own page, or the auction platform it links to; every row links to that source and says when we checked it. Confirm there before you register — dates move and lists shrink as owners pay.
Next tax deed sale, county by county
Florida has no statewide tax deed calendar: each county sells when certificate holders' applications are ready, on its own days. These are the next sales we could confirm in an official place on October 10, 2026: the clerk's site, the county's legal-notices website, or the clerk's published notice of application. The live list for each date is on the county's auction site in the "Official calendar" column.

The RealAuction sites (realtaxdeed.com and realforeclose.com) refused our checker from outside the U.S., so no date above was read from them; they are linked because that is where you register, fund a deposit and see each day's list. A parcel leaves a list as soon as its owner pays, and an owner can redeem until the winner's full payment reaches the clerk.
Florida tax deeds: the short answers
Is Florida a tax deed state?
Both, in that order. Every year each county tax collector sells tax lien certificates on all real property with delinquent taxes, by June 1 or the 60th day after the taxes became delinquent, whichever is later (§ 197.402(3)). If a certificate is not redeemed, its holder may apply for a tax deed once two years have passed since April 1 of the year it was issued (§ 197.502(1)), and the property itself is sold at public auction to the highest bidder (§ 197.542(1)). Investors buy liens first; the property is sold by tax deed.
Which months are Florida tax deed sales held?
All year. Only the certificate sale has a season: each tax collector holds it once a year, by June 1 or the 60th day after the taxes became delinquent if that is later (§ 197.402(3)). Tax deed sales follow the applications, so each county sells on its own days through the year: Palm Beach once a month on a Wednesday, Polk on the third Thursday of every month, Hillsborough and Orange on Thursdays, Lee and Charlotte on Tuesdays, Collier on Mondays as needed. Each sale is advertised once a week for four weeks, and none may be held until 30 days after the first notice (§ 197.512), so a sale is visible about a month ahead.
Who runs a Florida tax deed sale?
The clerk of the circuit court of the county where the land is (§ 197.542(1)). Two counties on this page differ: in Orange the Comptroller runs the sales, and in Broward, a charter county that the statute lets run its own electronic sales (§ 197.542(4)(b)), the county's Records, Taxes and Treasury Division does. Most large counties sell online on RealAuction sites; Collier still sells in person at the courthouse.
How much is the deposit, and when is the balance due?
The high bidder posts a nonrefundable deposit of 5% of the bid or $200, whichever is greater, and pays the full bid, documentary stamp tax and recording fees within 24 hours, excluding weekends and legal holidays (§ 197.542(2)). Each county sets its own cut-off within that: for example 9 a.m. the next business day in Charlotte, 10 a.m. in Hillsborough and Pasco, 11 a.m. in Polk and Broward, 1 p.m. in Lee and 2 p.m. in Palm Beach.
What happens with homestead properties?
If the property is on the latest tax roll as homestead, the opening bid includes one-half of its latest assessed value (§ 197.502(6)(c)). If an outside bidder wins, that amount is treated as surplus (§ 197.582(2)(a)); if nobody outbids the certificate holder, the holder must pay it, with documentary stamps and recording fees, within 30 days to receive the deed (§ 197.542(1)).
Who can claim the surplus, and by when?
The certificate holder is repaid first, with 1.5% a month interest, then governmental liens of record are paid, and the rest is held for the owner, lienholders and the others who had to be notified of the sale. They are mailed a notice of surplus; lienholders and other claimants have 120 days from it to file a notarized claim, while the former owner's claim is not barred by that deadline. If nobody claims, the titleholder of record is presumed entitled and the money is processed as unclaimed property (§ 197.582).
The full statute, with the sale, the notices, the deed and the lands-available list, is on our Florida page; surplus claims in detail are in the Florida tax deed surplus guide.
Counties not on this list yet
- Miami-Dade: the clerk's tax deed page did not render for our checker and the sale site (RealForeclose) refused it, so we have no verified date.
- Duval: the clerk's site returned "Access Denied" and we found no published notice.
- Volusia: the clerk lists sale dates only behind a disclaimer that forbids republishing them, and we found no published notice.
- Sarasota: the clerk sells Monday through Friday, but the dates are only on the RealAuction calendar, which refused our checker.
- Osceola: the dates are only on the RealAuction calendar, which refused our checker, and we found no published notice.
Florida rules in brief
Florida sells tax lien certificates at auction with bidding conducted by bid-down — investors compete by accepting a lower interest rate, down from the statutory maximum of 18%. Property owners have two years to redeem before the certificate holder can apply for a tax deed.
The statute, how bidding works and the mistakes that cost new buyers money are in the Florida guide.

Before your first Florida sale
Tax deed sales — Florida: the property itself is sold. The balance is usually due within hours or days, the deed usually comes without a title warranty, and whether the former owner can still redeem after the sale depends on the state; in Florida: 2 years.
Get the final list the week of the sale, register before the county's cut-off, and check the payment form it accepts. Then research the property itself: how to research a property before a tax sale.
Already held
Florida sales from October 2026 on that have already taken place, kept as a record.
- Oct 7, 2026
Clerk of Court (in-person, 11am EST)
Two tax deed cases (TD#2026-05 and TD#2026-11), opening bids $4,555.41 and $5,462.80. A case comes off the list if the owner redeems first.
