Upcoming Illinois tax sales

Three upcoming Illinois county tax sales are on our calendar, from Friday, November 6 to November 19, 2026: three tax lien certificate sales, in three counties.

Each date was read on the county's own page, or the auction platform it links to; every row links to that source and says when we checked it. Confirm there before you register — dates move and lists shrink as owners pay.

Illinois rules in brief

What is soldTax lien certificate
Rate / penaltyUp to 9% per 6-month period, bid down
Redemption2.5–3 years (1 year for vacant/commercial)

Illinois sells delinquent taxes at an annual county tax sale where bidders compete on the penalty they will accept, capped at 9% since 2022 (35 ILCS 200/21-215); the redeeming owner pays that penalty once for each six-month period that has begun, up to six (§ 21-355). Most property can be redeemed for 2½ years (one year for vacant non-farm, commercial, industrial and 7+-unit property), and three years on certificates sold on or after July 10, 2026, when HB 4537 (P.A. 104-553) replaced the direct tax deed with a court-ordered auction that returns any surplus to the former owner and let counties acquire the liens themselves (§§ 21-190, 21-350, 22-40, 22-42).

The statute, how bidding works and the mistakes that cost new buyers money are in the Illinois guide.

Deadlines before you bid

Registration, deposit and payment rules for the upcoming Illinois sales, as the counties' own pages state them:

Before your first Illinois sale

Tax lien certificate sales — Illinois: you buy the unpaid tax, not the property. If the owner pays, you get your money back plus the state's rate or penalty; only if nobody redeems within the redemption period can the holder move toward a deed.

Get the final list the week of the sale, register before the county's cut-off, and check the payment form it accepts. Then research the property itself: how to research a property before a tax sale.
